Oil leak on '65 4x...

It's high-up on the front of the motor, and I think it's from around that little half-moon shaped rubber access plug or gasket, that lets you get at the upper timing chain. It still feels soft and supple; not cracked out or anything like that, but I BELIEVE I changed it out when I did some work on it, about 8 years ago, but I'm not certain. Do they "wear" out?
